OK, so it has been a while since I last posted. I appologize for not being more active on my Hot Springs Real Estate Blog. We finally found our home and I am converting this blog over to something a little more interesting.
Once again, we looked at 2 houses in this area on Randall Road. This one looks much worst than 684 and the neighbors homes aren’t impressive either. The ride down Randall Road will make you want to turn around long before coming to this house. It is priced more accordingly though. Be prepared to do alot of remodeling on this one… No central heat and air! Panel Walls, No curb appeal, etc… We did not bother going inside on this one, as we made our mind up when we got to the trashiest looking trailer and yard in Hot Springs, which is right down the street.
This is property did not impress us much at all! One of the worst streets that we have driven down to get to the house. On the way to this house you will pass some pretty nasty looking houses and trailers that look worst than Sanford and Sons… I just can’t see spending a quarter of a million dollars to be surrounded by this much trash. Very little curb appeal and the house lookss much smaller than 1800 square feet with a dingy vinyl siding. There was a nice metal workshop on the side that looked in good shape. The only way I can figure someone listing at this price is an inexperienced real estate agent using similar comps that aren’t even close, once you compare neighborhoods.
To tell you the truth I did not even take a look inside this house. After taking the short trip down Thornton Ferry Road which is kind of a mixed area with trailers, modulars, apartments, duplexes and then some nice houses. When arriving at the house looking down on it the house sits in the middle of the property. The front yard by the street has a very major slope with alot of big rocks making it very hard to mow or landscape. In my mind it was like not even having a front yard to use but it would take a great deal of work to keep this unused space looking nice. The house itself was kind of chopped up like it had been added onto a few times but did have very much potential. There was a wall full of glass downstairs overlooking the lake which made for a beautiful Main Channel View… The back yard was multi-layered and nice with an extensive amount of concrete and a nice view but only 50 feet of Lake Hamilton Frontage. I also liked the fact that you can drive around the house and actually park by the lake and come out the other side which looked like a shared driveway.
What an Amazing house. Standing 3 stories tall, this house has an unbelievable amount of potential. It is currently set up as a 3 bedroom 2.5 bath, but offers a full unfinished basement with 9 foot ceilings that could be easily converted into another living quarters with all of the plumbing for another kithen, bathroom and bedroom. The thought alone of a 4 bedroom 3.5 bath brings dollar signs to my eyes, especially on Lake Hamilton.
